Town-centre condos put the night market, the historic railway station and Bangkok Hospital within walking distance, which matters enormously for long-stay retirees. Condos from Soi 70 outwards offer the easiest entry price and the newest facilities, though a car becomes necessary.
Before you commit, request four documents from the juristic person: a debt-free certificate for the unit, written confirmation of whether the unit sits in the Thai or foreign quota, the current common fee rate per square metre, and the sinking fund amount payable on transfer. Foreign buyers must additionally transfer the purchase funds from abroad in foreign currency and obtain a Foreign Exchange Transaction form from the receiving bank — without it, registration of foreign ownership will not proceed.
Details buyers routinely overlook: west-facing units become uncomfortably hot through the afternoon and cost visibly more to cool; ground-floor units beside the pool are noisy through high season; and buildings with many units on daily rental see constant stranger traffic. Ask the juristic person directly whether short-term letting is permitted in the building.
